Scott has extensive experience in commercial real estate transactions on both a local and national level. These transactions include purchases and sales (including multi-site acquisitions and divestitures in both asset and stock deals), leasing (R&D, pharma, office, build-to-suit, multi-family, and industrial/warehouse), real estate finance, development agreements, and related real estate matters. He represents buyers and sellers, landlords and tenants, and lenders and borrowers in all phases of a diversified real estate practice, and works with clients ranging from public and private companies to closely-held businesses and individuals.
In these deals, Scott coordinates and helps lead national multifaceted teams composed of business talent, consultants, in-house counsel, local counsel and brokers. These projects often involve senior management and counsel and have high internal visibility.
"Stand-Alone" Real Estate Transactions – Scott has significant experience as lead counsel for both Kansas City-based and non-KC-based entities. He has had point responsibility for major commercial sale and acquisition transactions (office, pharma, R&D, industrial, bakeries, apartments, and undeveloped sites), commercial leases (office, R&D, industrial, retail, laboratory, ground, and cell towers), and lender and borrower representation on all types of commercial real estate loans.
Corporate Finance and Related Real Estate Transactions – Scott has created and led teams on major multimillion-dollar and multi-site acquisitions and divestitures, including extensive work for publicly-held corporations.
Represented seller in sale of 50-acre closed manufacturing facility (690,000 sf) and related separate equipment sales.
Represented international pharma company in lease (as tenant) of a 250,000 sf build-to-suit 10-story new headquarters building in Cambridge, Massachusetts.
Represented pharma company that owned a 110 acre/1.2 million sf closed R&D site in New Jersey. Company (as landlord) leased 200,000 sf to specialty chemical company, leased another 145,000 sf to another company, and then sold entire campus (including 20 buildings and central utility plant) to joint venture.
Represented seller in sale of 434-unit apartment complex.
Represented tenant in lease of 154,000 sf build-to-suit 5-story office building at premier Kansas City location.
Represented tenant in lease of 112,000 sf in building for use as a major oncology R&D site in Massachusetts. To satisfy short-term space needs, company also subleased 35,000 square feet.
Represented buyer in proposed purchase and development of unimproved site in Kansas bioscience business park.
Represented company in negotiations for lease and sale of closed manufacturing site in Missouri.
Represented animal healthcare company in purchase of Kansas apartment complex.
